We offer low fees to help maintain our beautiful common areas, maintain the lawns for our condos, and keep the neighborhood looking its best. We enforce standards for house maintenance and presentation, structures built on the property, and limiting disruptive activities/elements to ensure a peaceful experience for all residents. Overview
Single-family residential community — Peacefield is designed as a high-quality single-family residential subdivision, with residential lots limited to private residential use.

Architectural Review Committee approval required — Home designs, landscaping, driveways, and other improvements must be submitted to and approved by the ARC before construction or installation.
​
Approved builders and plan review — Buyers may use a pre-approved builder, but all home plans still require ARC approval. Builders not on the approved list must be approved by the ARC.
​
Minimum home size and design standards — Homes must include at least 1,800 square feet of finished living area (1,000 on the first floor), excluding garages, porches, decks, and basements. Split-levels, tri-levels, barndominiums, and repeated identical front elevations within three adjacent lots are not permitted.
​
Exterior material standards — Front elevations must be at least 50% brick, stone, or stucco, unless otherwise approved. Vinyl is not allowed on front elevations.
​
Attached garage required — Every home must include an attached garage with at least two-car capacity and a minimum size of 675 square feet.
​
Construction timeline — Home construction must begin within two years of lot purchase, unless approved otherwise, and the home and required improvements must be completed within one year after receiving the construction permit.
​
Concrete driveways and sidewalks required — Driveways and sidewalks must be concrete. Sidewalks are the responsibility of the lot owner and must be installed according to Village of Archbold standards.
​
Maintenance and community appearance standards — Owners must keep homes, yards, driveways, sidewalks, landscaping, and construction sites in neat, clean, and first-class condition. Trash, debris, unsightly objects, and poorly maintained exterior areas are restricted.
​
Vehicle, rental, and pet restrictions — Short-term rentals are prohibited, leases must be at least one year, RVs/trailers/boats cannot be parked in driveways for more than 48 hours, and household pets are limited to a maximum of three total. Livestock and poultry are not permitted.

The pricing and buying process
Phase 1 of Peacefield will include 40 condo-style homes, 24 single-family lots, and 2 commercial lots, with single-family lot pricing starting at $59,200*.
